Washington DSCR calculator

TL;DR: Enter the monthly rent, yearly property taxes and insurance, monthly HOA dues, and the loan amount, rate and term from your own quote. The calculator divides rent by the full payment (PITIA) to show your DSCR and explains what it means. A ratio of 1.00 or higher means the rent covers the payment.

Rent

Use the signed lease, or the market rent an appraiser is likely to support. Washington generally bars rent increases in the first 12 months of a tenancy, so do not count on a quick bump.

Getting Washington inputs right

  • Rent: the signed lease, or market rent an appraiser can support. Washington generally bars increases in the first 12 months of a tenancy.
  • Taxes: the county assessor's value and levy for the exact parcel, not the seller's exemption-reduced bill.
  • Insurance: a landlord quote, plus earthquake or flood premiums if you will carry them.
  • Dues: condo or HOA dues, and any announced special assessment.
  • Rate: the field is blank on purpose. Type the rate from a quote you received.
