DSCR loan vs bank statement loan for Washington investors

TL;DR: Both help self-employed borrowers who do not qualify on tax returns, but they measure different things. A DSCR loan qualifies the rental on its own rent; a bank statement loan qualifies you on deposits into your business or personal accounts. For a Washington investment property whose rent covers its payment, DSCR is usually the simpler path.

Why the distinction matters at Puget Sound prices

A Seattle or Eastside rental can earn strong rent and still fall short of its full payment. In that case a DSCR loan may need extra equity or a low-ratio program. An investor with strong, consistent business deposits might qualify more easily on a bank statement program for the same property, because the qualification rests on their income rather than the property’s ratio.

East of the Cascades the logic often reverses. A Spokane duplex that comfortably covers its payment is the textbook DSCR case, and there is no reason to put twelve or more months of statements through review.

Questions to ask before choosing

Does the property reach a ratio around 1.00 or better with an accurate tax estimate and insurance quote? Are your deposits steady and easy to document? Do you want to borrow in an LLC? A broker can price both routes for the same property so the comparison is real rather than theoretical.
