DSCR loan vs hard money for a Washington rental
TL;DR: A DSCR loan is long-term financing for a leased rental that qualifies on its rent; hard money is short-term, asset-based financing for buying and repairing a property quickly. Washington investors often buy a property that needs work with hard money, renovate and lease it, then refinance into a DSCR loan to hold it.

| Property condition | Rent-ready, insurable and appraisable | Can be distressed or mid-renovation |
| Cost profile | Mortgage-style closing costs | Higher costs and points, accepted for speed |

When hard money comes first in Washington
Older housing stock in Seattle, Tacoma and Spokane means many promising rentals need real work: roofs, electrical, sewer lines or seismic retrofits. A property in that condition may not appraise or insure well enough for a long-term DSCR loan. Hard money can bridge the renovation period.
The plan only works if the exit is realistic. Before using short-term money, estimate the rent the finished property will earn and the DSCR at the long-term loan amount you will need to pay off the hard money loan.
Graduating to a DSCR loan
Once the property is repaired and leased, a DSCR rate-and-term or cash-out refinance can replace the short-term loan. Lenders may apply seasoning rules after a recent purchase, so ask early. Remember Washington’s first-year rule: a new tenancy generally cannot see a rent increase for 12 months, so the rent you lease at is the rent the ratio uses for a while.
