Washington DSCR loans for rental property investors

TL;DR: A Washington DSCR loan qualifies a rental on whether its monthly rent covers the full payment of principal, interest, taxes, insurance and HOA dues, rather than on your tax returns. It is business-purpose financing for non-owner-occupied homes, condos, 2-4 unit buildings and small multifamily, and we arrange it as a broker through wholesale lenders.

This is the hub page for DSCR financing on this site. Every product, market and guide links back here.

How the ratio works

DSCR stands for debt service coverage ratio. Divide the monthly rent by the full monthly payment and you have it. A Vancouver rental earning $2,100 against a $1,900 payment has a DSCR of about 1.11. The same rent against a $2,300 payment produces about 0.91, which means the rent falls short and you would fund the difference.

Lenders use the full payment, often called PITIA: principal, interest, property taxes, insurance and association dues. In Washington, taxes are set by the county assessor and the district levy, insurance can include a separate earthquake premium on the west side, and condo dues can be large. Our guide to Washington property tax and insurance explains how to estimate each one.

Who a Washington DSCR loan fits

  • Self-employed investors whose tax returns understate cash flow
  • Investors buying or refinancing in an LLC
  • Owners with several financed rentals who have outgrown conventional investor limits
  • Out-of-state investors buying in Spokane, Tacoma, Vancouver or the Tri-Cities

Eligible property types

Wholesale DSCR programs cover Washington single-family homes, townhomes, warrantable condos and 2-4 unit buildings, and small-balance programs cover 5-10 units. Houses with permitted ADUs or DADUs often qualify, and some lenders count both rents. Rural acreage, cabins, mixed-use buildings and non-warrantable condos narrow the programs that fit. What lenders still review

Personal income is set aside, but the file is still underwritten. Expect a credit review, verified down payment and reserves, an appraisal with a rent schedule, the lease or market-rent support, insurance quotes, and entity documents for an LLC. The full list is in our Washington DSCR requirements checklist.

Washington rules that shape the deal

Washington caps most annual residential rent increases at a figure tied to inflation with a fixed ceiling, and bars increases during the first 12 months of a tenancy. Lenders underwrite today's lease or market rent, so the cap affects your projections more than the ratio. Seattle requires rental registration (RRIO) and limits short-term rental operators to two units including their own home. Read how the rent cap affects DSCR investors.

What we do as your broker

DSCR Loans Washington is a Loan Daddy LLC brand. Loan Daddy LLC is a mortgage broker, not a lender. We take your scenario to several wholesale lenders, compare their minimum ratios, reserve rules, loan sizes, condo standards and treatment of accessory-unit or short-term rent, and explain the options. The lender you choose underwrites, approves and funds the loan. We do not show rates on this site because pricing changes daily and depends on the whole file.

Washington DSCR loan questions

What DSCR do I need for a Washington rental?

Many wholesale lender programs look for a ratio of 1.00 or higher. Some accept lower ratios with tradeoffs, and stronger ratios usually open more options.

Can I get a DSCR loan in an LLC?

Usually yes. Most programs lend to a Washington LLC with personal guarantees from the members and the entity documents in order.

Do DSCR loans require tax returns?

Generally no. Qualification rests on the property’s rent compared with its full payment, though credit, assets and reserves are still reviewed.

Can I live in a property financed with a DSCR loan?

No. Loans arranged here are for business-purpose, non-owner-occupied investment property only, and no owner or family member may live in any unit.
