Cash-out DSCR refinance vs a HELOC on a Washington rental

TL;DR: A cash-out DSCR refinance replaces the existing loan on a rental with a larger one and pays you the difference; a HELOC adds a revolving line of credit behind the loan you already have. If your current first mortgage has favorable terms, a line of credit may preserve it; if not, a cash-out DSCR loan can consolidate everything into one long-term payment.

Why the existing loan decides most of this

Many Washington landlords hold rentals financed years ago on terms they would struggle to match today. Replacing that loan with a larger cash-out loan resets the entire balance to current pricing. A line of credit leaves the original loan in place and adds a second payment only on what you draw.

On the other hand, lines of credit on investment property are offered by fewer institutions, tend to qualify on personal income and often carry variable pricing. If your first mortgage is already near current market terms, or is a short-term loan you need to replace anyway, a cash-out DSCR loan is often cleaner.

Test the ratio at the new loan size

Either way, check the property’s ratio. For a cash-out DSCR loan, the lender tests the rent against the new, larger payment, which caps how much you can take. In Seattle, where ratios are already thin, that cap can be tight; in Spokane or the Tri-Cities there is often more room. Proceeds must be used for business purposes.
